Pre Build Warehouses

Since Hamriyah Free Zone is customer-oriented, it gives customers the freedom to develop their factories, office infrastructure, warehouses, and other buildings. For those investors who require ready-made, ready-to-go warehouse space, HFZ provides the investor with a choice of pre-built buildings in sizes of 614 m2 , 416 m2 and 276 m2.

These pre-built units are suitable for storage, assembly and light manufacturing purposes. All activities within these units should conform to HFZ environmental and safety requirements.


614 m2

This unit has a gross area of 614 m2 and includes the following:

  • 500 m2 of warehouse/factory space
  • 114 m2 includes:- reception area, four offices, two toilets, one kitchenette/pantry
  • Car parking bays in front of each unit

416 m2

This unit has a gross area of 416 m2 and includes the following:

  • 328 m2 of warehouse/factory space
  • 88 m2 includes:- reception area, three offices, two toilets, one kitchenette/pantry
  • Car parking bays in front of each unit

276 m2 Unit

This unit has a gross area of 276 m2 and includes the following:

  • 250 m2 of warehouse/factory space
  • 26 m2 includes:- reception area, three offices, two toilets, one kitchenette/pantry
  • Car parking bays in front of each unit

Leasing Conditions

Leasing terms are as follows:

  • The minimum lease will be for one year.
  • Leases can be for up to 25 years and renewable for a further 25 years.
  • Rates can be fixed for the first 5 years with a rent review at the end of this period.
  • The full annual rental fee is payable annually in advance.
  • Insurance of the building is provided by Hamriyah Free Zone Authority.
  • All offices have wall openings for air-conditioning wall mounted units. Provision and installation of these units are to be provided for by the investor.
  • No storage of investor products or items is permitted outside the facility.
  • No changes may be made to these units without the express written permission and supervision of the Hamriyah Free Zone Authority.
  • At the end of the lease period the unit must be returned to the same original condition.

Utilities

All applications for utilities are submitted by the Hamriyah Free Zone Authority to the respective suppliers listed below, namely:

  • Electricity: the connection and supply will be provided by Sharjah Electricity and Water Authority (SEWA) and is charged directly to the investor at Dhs 0.40 ($0.11) per KWA.
  • Water: the connection and supply will be provided by SEWA and is charged directly to the investor at Dhs 30/- ($8.17) per 1,000 gallons.
  • Telecommunications: the connection and services will be provided by Etisalat.
  • Charges: all utilities will be charged directly to the investor based on consumption.
